Oaks of Volo Townhome Community
The Work
Lennar Homes was building an exciting new master-planned community on a 27-acre development at the northeast corner of US Route 12 and Molidor Road in Volo, IL. The large development is planned to include 133 townhome units in a peaceful setting surrounded by wetland complex and natural areas.
Lennar entrusted Berger with all of the mass earthwork and underground utility installation. This important work preps the site for successful development and ensures the homes are established with a strong foundation for daily life and future weather conditions.
The Challenge
Cutting and filling the site is extremely important to prepare the site, as it makes conditions safe and stable as construction progresses. Berger takes this work very seriously, as we know we have to complete our timelines and the success of our work protects timelines for the rest of construction as well. With a project this large, we were proud of our ability to make choices that kept up with the complex changing conditions as we balanced the topsoil strip with using the earth for cut and fill.
In addition, Berger was able to move with speed throughout the process, right from the start. We are always aware of weather and are able to problem solve to keep things moving. As soon as permits were received, we mobilized quickly and utilized the stretch of no rain to move a lot of dirt quickly and efficiently. The location was near our office, so we took advantage of that proximity to be able to jump start whenever conditions were favorable.
The Result
Berger’s “Always at the Ready” motto was in full effect for this project, as we tackled a large amount of work with efficiency. We managed a complex dance of topsoil removal and cut to fill to prepare a safe, stable site for construction, and we installed utilities that set the community up for success.
