Heinen’s Grocery Redevelopment
The Work
The Eagle Crest Plaza in Naperville included a 7.3 acre lot of a long-shuttered Butera. The property was purchased by Heinen’s, a Cleveland-based upscale grocery chain with 4 locations in Illinois. They hired Novak Construction to rescue the site, which had been neglected and suffered from deterioration due to rainwater detention for several years. Novak was tasked to tear down the existing structure and rebuild it as the newest Illinois Heinen’s.
Novak hired Berger for the important work of site redevelopment, which would set the project up for future success. Work included the demolition of the existing parking lot; moving 12,000 CY of earth to grade the site to the new proposed condition; the installation of wet utilities including storm, sanitary, and water; and building pad construction.
The Challenge
At Berger, we do what we can to assess the site and find the most efficient and cost-effective way to complete the job. For this project, we were to demolish 8,000 tons of existing asphalt, which we removed and recycled on site. Because we were able to leverage and utilize onsite demolished materials and reincorporate them into the project, we reduced the amount of trucking. This saves the customer money and reduces our impact on the environment.
Redevelopment sites come with their unique and unforeseen conditions. Whenever this happens, our mantra of “Always at the Ready” is our opportunity to open our meteoric “toolbox” to provide quick and economic solutions. We swiftly and successfully met the challenges that arose and installed wet utilities that will solve problems and work for the site as it is rebuilt and into the future.
The Result
Berger’s efforts on this site kept the customer in mind with efficient, cost effective, and sustainable solutions. In addition, when challenges arose, we met them with the expertise, care, and efficiency our customers have come to expect from us. It’s always our goal to satisfy our customers. Novak was a repeat customer, and we hope our success on this project sets us up for even more partnerships in the future. The work on this site will revitalize the long-blighted plaza, and improve the area with a new beautiful 50,000+ square-foot grocery store. We are proud of our work providing the groundwork for what is sure to be a welcome new retailer in the neighborhood.
