The Work

The south side of Arlington Heights is a great place to live, with easy access to retail, entertainment, I-90, and O’Hare. The high population density calls for new quality rental housing and revitalized retail opportunities. Enter Arlington Heights Gateway, a mixed-use building including residential rental units and ground floor commercial space intended for a mix of restaurant and retail/commercial. 

Berger was hired by Clark Construction to handle site excavation and underground utilities. Excavation on this large site included 5,000 CY of mass cut and 9,000 CY of foundation excavation. Utilities set the site up for success against future weather including the storm sewer and storm trap systems.

The Challenge

For various reasons, this project experienced delays in the timeline before we were tasked to begin work. With the delayed start, our project was pushed to begin at the end of fall—a time when weather has a potential to impact work greatly. The Berger team rolled up our sleeves and pushed hard to keep the work moving so we could help put the entire project on track to beat the weather.

Another challenge for this project was communication and coordination—luckily an area where Berger excels. While the site seems large, once excavation and the installation of underground utilities begins, the site quickly can get choked off. Berger did what we do best, implementing daily and hourly coordination between Berger crews, the general contractor, and other trades to keep things running smoothly for all.

The Result

We are proud of the Berger team for our ability to adapt with changes and our commitment to the timeline. The team was able to adjust and work through challenges in the schedule. We did this while managing through differing site conditions as we moved the project forward. 

We are glad for our part in the exciting revitalization of this portion of Arlington Heights. When complete, the building will house 300 apartments and approximately 25,000 sq. ft. of ground-floor retail. It will certainly be an exciting place to live and will attract visitors from the surrounding area to its retail and restaurant spaces.
