The Work

Joseph Nicholas Construction was hired by Raymond Auto Group to build a new Kia dealership, and on adjacent property, Avgeris and Associates was redeveloping 82-acres of land for commercial use to become Antioch Market Place, a future mixed use development. These companies worked together to hire Berger to complete grading, excavation, and fill work to launch these exciting projects for the community of Antioch. 

For the Kia property, Berger was hired to complete a full mass grading and foundation excavation. The scope of our work on the Kia property opened up the site, preparing it for foundations, precast, and site underground. Excavated material from the Kia site was placed as fill on the Market Place site—the first phase of future full site development and infrastructure improvement.

The Challenge

All excavated material that was placed as fill for Market Place needed to be compacted as structural fill—a process that requires an optimum moisture content. A wet spring season reared its ugly head, offering a challenge during this project. It seemed that just when that moisture content was achieved, it would rain again, increasing moisture content and delaying compaction. 

Berger cannot stop the rain, but we can meet the challenge with agility—regrouping daily on developing and adjusting the sequence and plans. We worked when possible to open the material up to allow the sun and wind to lower the moisture content. With years of experience working around mother nature, Berger made use of our resilience, resources, and expert team to keep the project moving and complete our work so the entire project could stay on schedule.

The Result

Berger’s persistence and excellent planning has allowed us to launch and progress the work with maximum efficiency. The Kia dealership timeline required a tightly managed schedule. Working on both sites at once allows us to narrow the timeline and use one site to benefit the other. Assessing both properties as one job, we were able to move dirt swiftly and economically. This management saves the clients time and money and keeps the schedule moving for future trades so they can move the project toward completion.
